A conveyance of real estate is a transfer from one person to another. A deed is one form of conveyance. It transfers title of real estate from one person to another. Title means ownership of real estate. The person transferring title is known as the “grantor,” and the person receiving the title is known as the “grantee.” There are several types of deeds. One type is known as a quit claim deed. In a quit claim deed, the grantor transfers all the right, claim, or interest in the real estate to the grantee. It does not contain any of the covenants or warranties found in a warranty deed. It does not covenant or warrant that the grantor's interest in the real estate is valid, but simply transfers any interest, claimed by the grantor, to the grantee. All states require that a quit claim deed must be in writing and must be signed. It must be recorded to put third persons such as creditors and subsequent purchasers on notice as to the transfer.
